The Council will consider planning applications in accordance with their Local Plan unless material considerations indicate otherwise. Local Plans are Council documents that set out the amount and distribution of housing and employment land over a specific period. The development plan comprises the Charnwood Local Plan 2011 to 2028 Core Strategy adopted in November 2015 and the saved policies of the Charnwood Local Plan adopted in 2004.
The Council are progressing a new Local Plan 2021-2037 which was submitted for examination in December 2021. The Spatial Strategy makes provision for at least 21,216 new homes between 2021 and 2037.
The site is allocated within Policy DS3 (HA15) ‘Land south of Loughborough’ for approximately 723 dwellings and a primary school. The site represents an appropriate location for additional housing and is supported as such by the Council.
Significantly, Loughborough is identified as the main town in Charnwood and the largest in Leicestershire other than the city of Leicester. It represents the most sustainable location for growth and benefits from employment opportunities, retail facilities and transport connections via train and bus services.
The site represents an important part of the Council’s emerging spatial strategy to meet identified needs in the most sustainable locations.
The site is located south of Allendale Road and adjoins the recently approved Miller Homes and Parker Strategic Land scheme for 117 new homes on its northeastern boundary (P/21/0550/2 & P/23/1635/2).
