PROPOSED DEVELOPMENT

The proposed development has been informed by a constraints-led masterplanning exercise while also meeting the specific requirements of the draft allocation policy.

The proposals present an opportunity to carefully use the natural environment to create a successful and sustainable developments alongside the provision of a primary school, new open spaces to support active and healthy lifestyles for future residents alongside the delivery of the required market and affordable housing.

The proposal therefore presents the opportunity to support the existing strong and cohesive community of Loughborough through additional housing growth.

Key elements of the proposals include:

  • Provide approximately 750 dwellings including affordable homes;
  • Provide a mix of house sizes and types to meet the needs of the Borough;
  • Provide a new school to the benefit of new and existing residents;
  • Provide a good level of useable public open space and children’s play facilities;
  • Provide a high-quality landscaping scheme through the development;
  • Create a high-quality environment and provide ecological opportunities including a Sustainable urban Drainage System (SuDS);
  • Create a new roundabout access from Allendale Road alongside pedestrian and cycle connectivity towards Loughborough.

The Benefits of the Proposed Development


  • The residential proposal will provide approximately 750 dwellings including affordable homes, and a good level of useable public open space. The proposal will retain and enhance the existing vegetation where achievable. The proposal will also provide contributions to local services and facilities to mitigate its impact.
  • The proposed development includes the provision of a new primary school on site to ensure education is easily accessible for all new and existing residents.
  • The proposed development will be supported by a comprehensive landscape scheme which will deliver new tree planting and the provision of public open space. The proposal seeks to retain and enhance the natural landscape buffers through additional planting and support a biodiversity net gain.
  • The proposals include the provision of allotments and a community orchard, as well as the retention of the existing public rights of way within the site.
  • The proposals will stimulate the local economy through the additional spending from both the construction itself within local supply chains as well as that of future residents of the housing site on local services.
